The following information is usually required during the loan process:
- Each borrower’s most recent pay-stubs for the last 30 days.
- Each borrower’s last two years W-2’s.
- Most recent two months statements for each bank, stock, mutual fund and IRA/401K account.
- A history of your last two years residences (with landlord address and phone number, if applicable).
- A history of your last two years employment (with employer address and phone number).
- A copy of each borrower’s unexpired picture ID and Social Security card.
- A signed and dated sales contract with all amendments and attachments.
- A copy of the earnest money receipt or check.
If you are self employed, also include:
- Last two years signed Federal Income Tax Returns (complete with all schedules).
- A year-to-date Profit and Loss Statement.
- A current Balance Sheet.
If you are applying for a VA loan, also include:
- A copy of the veteran’s DD-214.
- The veteran’s original Certificate of Eligibility (if available).
If you are applying for a FHA loan, also include:
- A copy of each borrower’s picture ID and Social Security card.
If you are applying for a NMFA First-Time Home Buyer Loan, also include:
- Last three (3) years signed Federal Income Tax Returns (complete with all schedules and W2’s).
- A history of your last three (3) years residences (with landlord address and phone number).
- A history of your last three (3) years employment (with employee address and phone number).
Please include other documents that may apply:
- If you own any rental property, provide the rental agreement for each property and your previous two years complete Federal Income Tax Returns.
- A copy of any divorce decree and/or child support order.
